KEY FEATURES:
House has a Tropical Beach-house style. Entry is via a Timber Boardwalk, passing a cool Sandpit hangout and Breezeway to the Front door. Main Living is positioned at FFL to maximise Ocean Views and utilise the high ceilings that follow the skillion roof. This area has sliders that open up the meals area to form a covered Alfresco-type scenario.
The Northern Deck is also positioned for views and wind protection and features Mosaic-look screens for privacy. The “Wash Room” at GL is based on the old theme, so anything that requires washing (and plumbing) is contained in this room (Laundry, Shower, Basin & WC). The internal stairway is central, has a sunny northern aspect and features a Daybed underneath, providing a warm alcove to curl up in during Winter.

Skillion Roof System comprises Ultra Custom Orb Sheeting @ 5Deg, total Roof Insulation R 8.8. Stormwater transferred into RW Tank located at the rear. HWS is on ground air-sourced Heat Pump.

KEY FEATURES:
This 3 x 2 design has a relaxed Beach vibe with a Retro flavour and is enclosed in robust materials that will cope with the coastal conditions (50m from high tide line).
Design is split into two sections at FFL, with both sections separated by a CENTRAL DECK and ONE CONTINUOUS SKILLION ROOF covering both pavilions souring northward towards the park. East & West facing walls are VERTICAL CUSTOM ORB CLADDING and CEDAR-LOOK LOUVRE BANKS will flank the sides to provide protection and privacy for residents.
Visitors can enter via a TIMBER PEDESTRIAN RAMP at rear which arrives at FFL onto the Sunset Deck situated in between Living and Bedroom Pavilions. Upon entering the Living area, your line of sight will be drawn through the room, out over the Northern Deck to Ocean Glimpses and a view of the Park across the Road.
The BUNK ROOM houses 4 sleepers at GL and Bed 2 is located at the quiet end of the house complete with storage and luggage racks. The BEACH BATHROOM has a shower room and a long corner bench with hooks above to cope with the holiday flurry.
